Advertising and Tenant Screening:
We advertise properties for rent/lease wherever we get the best results. Various local media publications are used such as the Daily Interlake and Mountain Trader as well as this website. Tenant Screening: We do our best to be sure that the tenant will take care of your home and pay the rent on time. We screen each prospective tenant prior to occupancy. Not only do we obtain a credit report on each individual, we also check with past landlords and verify employment prior to occupancy and do a criminal and civil check as well. While it’s important for us to keep your property occupied, our experience shows that it is more important to be selective about your tenant. We will not rent to any sexual or violent offender. In the long run you will benefit because your tenant will probably stay longer and take better care of the home.
Each month the owner will recieve their “distribution” of rent received less any management fees, repairs, advertising or maintenance. You are NOT charged management fees if your unit is vacant. If repairs or maintenance have exceeded the rent collect and the account has a negative status we would ask that you deposit more reserve funds with us to allow us to meet the necessary obligations. Monthly statements are furnished upon request to detail your account status, income and expenses. Owner’s receive a rent roll statement each month with their distribution that details each unit and the rent received. Upon request we can furnish you with a complete year end statement which provides the information you need for tax preparation.
Move In/Out Inspections:
Upon occupancy, a move in inspection is made by the new occupant. Minor repairable items are noted and scheduled for completion. Some discrepancies such as worn carpets or other defects are noted so the occupant will not be held responsible when vacating the property. When the tenant moves out another inspection is completed by the Property Manager. Any repairs deemed to be the occupant’s responsibility are completed and deducted from the security deposit. The property is then cleaned and painted, if necessary, and made ready for the next renter.
Property Inspections and Repairs:
Periodic drive-by inspections are done to insure the property is being maintained in a satisfactory condition. Should there be any discrepancies, a letter is sent to the occupant and an interior inspection is completed normally within 72 hours. Repairs are coordinated and followed up in a timely manner. We use competent, licensed and when necessary, bonded vendors and have negotiated substantial volume discounts to save you money. We try to use the same workmen so they can be familiar with your home and report back to us if they see any problems that need to be addressed.
Rental surveys are done on a continuing basis to insure that our owners are always receiving optimum rent for their properties. We maintain a comprehensive database of area rentals for up-to-date analysis of market rental rates. Rents are due on the first of the month and delinquent after the fourth. We make every reasonable attempt to cooperate with a good occupant, to insure rental payment. Should an occupant become delinquent, our procedure is set by law to complete the eviction process. The advantage of using a professional property manager is that we can expedite the process and do it for far less cost.
We are experienced in managing associations and are skilled in understanding CCR’s and By-laws as well as enforcement. We are qualified to do as little or as much of the hoa management as is required and our fee scales accordingly and can handle everything from billing and collections to maintenance and construction supervision.
Full Service Management:
If you have a vacation rental with us we are also available to provide you with a wide range of services such as car delivery to the airport, stocking your home with groceries, having your home cleaned and vacation ready and much more as well as weekly or monthly inspections of your property when you are away to insure that your property is kept in good condition. These services are an additional fee.
Construction Project Management:
We are qualified to handle all the details of your small remodel job and have access to many reputable and qualified sub-contractor’s in the area. We are available to bid out the job and follow through to project completion in a professional and courteous manner. We have extensive experience with handling insurance claims and are capable of dealing with every aspect.
