Kipcon Inc. is a professional engineering consulting firm that specializes in providing its services to community associations of all types. The firm has been passionately involved in leading this industry for over 25 years. The president of the firm, Mitchell H. Frumkin, PE, RS, CGP, has served as the national President of the Community Associations Institute (CAI) as well as President of the National Foundation for Community Association Research. He chaired the national committee that developed the National Reserve Study Standards of CAI as well as the Best Practices papers on Transition and Reserves which are both currently being updated under his leadership. He is one of the teachers of the nationally presented advanced level course, “Managing Developing Communities” which is based on the Best Practices paper on Transition. Both he and other members of his staff are continuously giving seminars on engineering issues related to community associations.
The firm is expert in understanding the distinct needs of multifamily residential communities relating to the upkeep and replacement of their common elements as they age as well as the day to day issues with occupied homes of all types from single story to high rise construction. In addition to design services, Kipcon is well known for the preparation of Transition Studies when a community transitions from Developer to Homeowner control. Kipcon’s overall goal is for this process to take place in a non-confrontational manner geared towards the correction of problems without resorting to litigation unless truly necessary. In regards to Reserve Studies, we understand both the financial as well as practical implications of the recommendations made in these studies and how to establish ongoing funding plans that meet the financial concerns of the Homeowners.
When it comes to design services, Kipcon is staffed with experts in all disciplines including structural, civil, architectural and mechanical. We understand not only the first costs of our design decisions but also the ongoing costs related to energy and maintenance. These types of decisions can have significant ongoing cost ramifications related directly to the ongoing maintenance fees of the Homeowners. The typical projects include, pavement, roofing, façade restorations, building moisture infiltration remediation, site drainage, decking, balconies, retaining walls as well as many other types of projects. Our services include meeting with the client to understand their needs and expectations which leads towards the preparation of the designs and bid documents, solicitation of bids from contractors and contract administration during construction as the owner’s representative.
The tagline on our logo is the goal we have for all of our clients, Engage.Envision.Engineer !
