Financial Management: Collection of assessments, bill payment, timely and accurate financial reporting.

Common Area Maintenance and Repairs: Oversee community upkeep, maintenance and repair to preserve homeowner investment. Prepare preventative maintenance plans to lower operating and repair costs.

Bid/ Proposal and Contract Administration: Bid specifications, solicitations, review and recommendation for community contract services. Contract negotiations and oversight of contracted services.

Covenant Enforcement: Conduct routine inspections of common elements and common grounds. Identify covenant violations, notify owners of violations and advise residents on correcting them. Conduct follow up inspections to determine compliance. Initiate appropriate enforcement actions in instances of non-compliance.

Status Reporting: Provide detailed reports of management activities and community status. Furnish reports on a scheduled, predetermined basis.

Self Managed Communities: For communities that do not require or desire full service property management, D.H. Bader Management Services offers a comprehensive array of consulting services.
