Who Is Responsible for Plumbing in Shared Walls?

Question:

When a kitchen wall is shared between two condos, and the plumbing is contained within the interior wall, is HOA responsible?

Does plumbing located in the interior wall between two condos need to be winterized, or even can be winterized?

Answer:

Hi Angela,

It depends on what your condominium’s governing documents say. Check your community plat and CC&Rs to understand who is responsible for the plumbing in shared walls. Typically, though, the unit owners who share the wall are responsible, but this can vary from one condo to another.

Plumbing located in the interior wall between two condos typically does not need to be winterized, as such walls are usually insulated and maintained at indoor temperatures, protecting the pipes from freezing. However, it would still be best to consult a plumber for advice on this.
