Complaint Against Management Company

Question:

How do I place a complaint against my HOA management company? There is a safety concern I brought to their attention over a year ago when I initially purchased the condo that has not been resolved. The stairs leading up to my second level condo, along with the decking and railing, are wobbly, have wood rot, and in some places are not even attached to the wobbly deck posing a safety hazard for my tenants.
The management company actually marked my trouble call as “completed” when I initially reported it over a year ago. I have emails to show my concerns with their lack of service provided which I am paying for.
Please, advise me of how to proceed with a formal complaint regarding my HOA management company.

Hi Angel,

If you have a problem with your HOA management company, it is best to first bring the complaint to your HOA board. Your HOA board is responsible for liaising and dealing with the management company. The board is also in charge of hiring, firing, and selecting management companies. Make sure your HOA board knows what your complaint is about. This way, your board can urge the management company to remedy the situation or replace them.

If you wish to file a complaint against your condominium association or manager, you may do so with the Office of the Condominium Ombudsman. Here is a copy of their comprehensive instructions for filing a complaint. You may also call or e-mail your questions concerning your condominium to the Ombudsman at ombudsman@myfloridalicense.com.
