If your community has no property or common area you would not need coverage for what doesn’t exist. That being said, I’ve been in the HOA Management industry for 10 years and haven’t ever had the opportunity to manage a community with no common property. A silver of grass at the front entrance? Sidewalks? The street lights? A front entrance sign? A couple bushes? However, it could certainly be possible! It’s simply rare!
Your biggest insurance needs for an HOA are:
1. Directors and Officers – For the decisions that your Board Members make
3. General Liability Insurance – Broad coverage for the various types of incidents that can occur within the community on HOA property
2. Property Damage Insurance – For Property
If you don’t have property, you only need #1.
