High HOA Fees in a Minnesota Condo

Question:

I own a Apartment Condo of approximately 1400 Square feet. The Omega property management is taking $501 every month as Association fees. The association fees include water, heat (No Air Condition), Garbage. We have to pay electricity and in summer Air Conditioning by ourselves.
The Apartment do not have any swimming pool, Gym or Conference room. Did not see any maintenance except removing some old wood with new one.
I have asked the president to change the HOA, and whenever I do this, I get a kind of non-compliance letter from HOA.
In my opinion, the association fee is very high. Please give me your opinion.

Assessments are computed according to the common expense liability allocated to each unit under the Minnesota Uniform Condominium Act Section 515A.3-114(b). Hence, the size of your unit and your usage of the utilities and services may impact how much you’re paying.

If you want to make sure the calculation of your assessment is correct, you may review the association’s financial records and budget. You may also attend the next budget meeting to voice your concerns regarding how the association spends its funds to reduce the levied assessments. Alternatively, you may also apply for a board position to have more decision-making authority regarding HOA fees.
