HOA Board in Maryland Not Holding Meetings

Question:

We have an HOA in my community in Edgewood,MD 21040. We have not had any in person HOA board meetings at our community HOA office since covid for elections or any resolutions for questions or problems in the community. When we have asked who the board members are we are told since they are volunteers, they don’t have to identify, themselves as to who they are. We were also put into a management company without community consent. Do the BOD members have to be identified as to who they are when we ask whether by phone or email at the contact info address? These people are taking out loans, signing contracts, making new rules and we aren’t allowed to know who they are, but I’m supposed to pay dues with no questions asked. What is wrong with this picture?

Answer:

Hi Carolyn,

Maryland law allows board meetings to happen electronically. Additionally, state law also requires that all board meetings must be open to homeowners, except executive sessions. As such, if your board is having meetings, they must provide notice and allow owners to attend. Board members must only discuss association matters and vote on HOA business at meetings.
