HOA Fees Too High in Georgia

Question:

I live in a largely military town in southeastern Georgia. Because this is a military county the federal government of course has large influence in the financial status due to Kings Bay military base I feel that this this fact causes anything in real estate including HOA fees to be high. I am a 70 year old woman who lives on Social Security and inflation has created a difficult situation for me as well as others in this area who are of an older age. I live in a 900 square foot duplex with a very small yard. The housing area I live on consists of one single street! My annual HOA fees are over $850. I sent an e-mail to my HOA and my response from them was that the governing documents give the association the right to levy assessments against each lot owner it doesn’t say that size of the home or yard space is considered. It’s says that the fees are to cover cost to maintain the community which consists of lawn maintenance, for video surveillance around the pool area, pond maintenance and janitorial services for the bathroom. My opinion is that the fees are high for so little service! They would not discuss any further. It is all just to much. What can be done? Please choose my email for consideration.

Answer:

Hi Elsie,

Homeowners associations can generally charge and raise HOA fees as the board deems necessary to meet the community’s budget. Sometimes, fees can be high due to the rising cost of goods and services. If you think that your HOA fees are too high, talk to your HOA board.
