My neighbors ground feeds the birds and has a bird bird that has caused uncommon amount of bird dropping on my property, destroyed by bushes. Feeder is under my master bedroom window. They never clean the feed spread in the yard causing rats and rodents. Bird noises from Dawn to dusk impacting my sleep. My neighbor uses my side of the front porch, their kids dig through my front yard, leave the dirt everywhere,. food everywhere that they do not clean.
Filed compliant with HOAIt been 3 weeks. No action taken. What are. my options at this time.

Firstly, kindly speak with your neighbor to work out a resolution. If this does not work, you can opt for dispute resolution. According to the New Jersey Planned Real Estate Development Full Disclosure Act Section 45:22A-44(c), the association should offer a fair and efficient dispute resolution procedure that shall be readily available for homeowners.
