How Can the HOA Board Deal With Difficult Residents in Colorado?

Question:

What would be the best way to deal with a homeowner that continually interruptes workers, vendors etc when they are on premise trying to do their jobs? This person also, goes knocking on other homeowners doors and presents herself as a board member (she is not) and convinces them that the board will take care of certain issues, that the board does not take care of. Have many scenerios. Would it be best to contact a lawyer to send a letter to this homeowner? Thank you!

Answer:

Hi Jeanie,

Dealing with a difficult homeowner can certainly be a pain. But, before jumping to legal action, it is best to talk to this homeowner personally first. Ask a lawyer or HOA manager for advice on how to best handle the situation. If talking to the homeowner doesn’t do it, you may need to follow violation enforcement procedures if the owner’s behavior is causing a nuisance.
