Question:
We just elected a New Board…. One person was told they were given 50 percent of the vote …. 51 percent is required !!!???? Is this true ????… She is a wonderful STRONG outspoken woman with many great goals…. The Old Board Members don’t want change !!! And ….We are told we cannot change our door colors…. Or display anything decorative on our condo …. How can we change ????????

You should check your governing documents for guidance. Your bylaws will be able to tell you how many votes (or what percentage) are needed to elect a board member.
As for changing the rules, it depends on whether those are simply operating rules or if they are covenants in your CC&Rs. Changing the CC&Rs will typically require a vote of approval from the membership. The exact requirements will be in the CC&Rs as well. Changing operating rules, on the other hand, will usually only need the board’s approval. But, your association may have different requirements. Make sure to check your governing documents.
