Question:
Is it standard for Mgmt company to charge 22% labor rate for all employees including food and beverage people ? We have 650 houses and in addition to the monthly charge of $4031.00 we also pay 75 cents per month per unit and we pay 650 per month for health insurance (if employee elects coverage) additional charges are added for $3.50 per mailing / $10.00 per special assessment preperation / $3.00 for assessment proccessing / $5.00 for violation notices . All this is on top of ALL payroll being paid by the community with all employee taxes and vacation / ETO / Holiday pay included. Any information would be appreciated

Answer:
Hi Tom,
Rates for labor and other services may depend on the management company. You may opt to send requests for proposals to various other management companies to weigh your options and gauge how much the industry standard is for a community of your size. You may also review the current contract with your management company to verify its terms and rates.
