Ohio Condo Board Not Following Governing Documents

Question:

I live in ohio and am dealing with a very corrupt board of a very small condo community (under 25 units)
They refuse to follow any governing documents, won’t have meetings (open/closed), fail to provide meeting minutes/notes, choose to fix only certain unit owners units and generally don’t respond to anything asked of them. There response is don’t bother us contact the management company (who never responds to unit owners).
How do you hold this board responsible?
I know in a perfect world they should be removed from the position but everyone here doesn’t want to get involved they just turn the other way…

If your governing documents don’t spell out the consequences of not following its provisions, most homeowners have no other option but to take legal action. A condo board that fails to uphold its bylaws and CC&Rs is in breach of its fiduciary duty. It’s best to consult a lawyer to understand your options moving forward.
