Roof Replacement Cost Surprises Owner

Question:

I live in a community that is under HOA. They decided that all roof in the community has to be changed and my fee is 5700.
I pay $285 monthly for HOA fees and believe that if they feel the roof needs to be changed then they should absorb the cost.
There was no inspection done on my roof to see if there are problems.
Roof is approximately 16 year old.

The HOA and board members decided that all roofs in the community needs to be changed and I have no say on it.

I was not able to go to meetings via zoom or in person because I am a traveling medical professional and the time was not right for me.
I called and also sent a message via email on portal and response was that the board made the decision and this is final.

I will be back mid April and plan to have a roofing company inspect my roof and take pictures.
If it needs to be fixed then so be it.
I really do not feel that they should pick the vendor if I have to pay.

Roofs have a limited lifespan, which means they will eventually need repairs or replacements. An HOA typically has reserve funds to pay for such major costs, as planned out in the reserve study. However, not all associations have a reserve fund. Without a reserve fund, an HOA would need to levy a special assessment to pay for such an expense, which is likely what happened in your case. A special assessment is different and separate from your regular HOA fees.

This is common practice among HOAs. To avoid such inconveniences in the future, talk to your HOA board and suggest starting a reserve account.
