Transparency and Effectiveness of an HOA Management Company

We have been struggling to get information from our HOA manager regarding costs for roof replacements, painting etc. We have tried to get quote proposals for the last year and nothing has been done. Our most recent roof project (on flat roofs) has not gone well and we are not getting issues with the roofs resolved with the roofing company and there seems to be no progress in this direction. Our management company has said there is really nothing we can do. We are a 26 unit community with some single units and some townhomes. Some of our townhomes have only sloped roofs and some have a section of their home with a flat roof. Our pool area is not in the best condition including doors that do not close automatically and cement chipping away on the pool deck area revealing metal. Other areas of the property are also looking run down and need to be addressed. We are wondering if we should look into new management. What the costs would be? We are feeling frustrated and the lack of progress and our ability to properly maintain our complex.

Kindly refer to your agreement with the management company to see whether you have the right to review vendor quote proposals. If so, you may raise this with the HOA manager. You may also opt to swap management companies if you are dissatisfied with their work, but costs may vary per company and package.
