We have a new HOA and are just trying to understand how you collect late dues. At what point do you refer the account to a lawyer or a collection agency? How much do you usually incur for this kind of expense?

Your declaration should already cover this. In our case, when an account becomes 3 months late, we turn it over to an agency. Within those first 3 months, we try to collect it ourselves. Late fees, notices, etc. Our agency charges a percentage of the collected money (20%).

Same with spockman63 but we do it after 6 months and we give it to our attorney. Our attorney charges us billable hours so it will depend on the rate of your attorney.
