My HOA contract limits occupancy to 3 people and no one under 19. One resident is pregnant, there are presently 3 in the home. The addition of a child under 19 and a 4th person would be in conflict with the number of residents permitted and the age limit.
Without resources to move out on their own, can the mother and child remain in the home? This is not a rental property and three people are listed on the HOA agreement.

Your HOA might be in violation of the Fair Housing Act if it has an age restriction. I’d check with a lawyer if I were you.
