HOA Board Won’t Replace Roof in California

Question:

Roof has not been replaced in 30 years. There have been 5 repairs by the roofing company in the past 2 years. The superintendent of the roofing company said the shingles are gone and the roof is down to the fiberglass and beyond repair. The Hoa board members do not respond. There is damage to my ceiling.
What do I do to have the roof replaced.

First, it is important to check whether the roof you are referring to is under the responsibility of the HOA or the individual homeowner. If it is HOA-owned and the HOA is responsible for maintaining it, the HOA should fund its repairs or replacement. Your HOA likely needs to use its reserve funds to replace the roof.

If your board members are not responding, you should approach your community manager (if you have one). Ineffective board members may be removed by following California law and your HOA’s bylaws.
