    Dealing with disruptive homeowners is never easy. One strategy that has worked for us is setting clear meeting rules in advance. Make sure everyone knows the expectations for behavior and speaking time. If disruptions happen, address them promptly but calmly. Sometimes, offering a designated time for open discussion can help channel concerns more productively.

    Just a tip – if your association is bleeding cash, something sketchy is probably going on. If i were you, I’d request for the financial records of the association and look for anything shady. Don’t trust your board fully. I wouldn’t put it past them to steal from the association. It’s happened to us before, and it’s happened to many other associations. It’s sad and frustrating, but it does happen.

    If you want to go with e-signatures I would take bluebeard’s suggestion and go with an online petition. But I believe under federal law e-signatures are legally binding but there are some exceptions to this. Not sure if emails can be considered e-signatures tho since there is no actual signature

    We had this same exact issue last year at the height of covid!! Ended up filing for receivership, now someone else is running the HOA. So far so good but the cost is just wild.

    Emily is correct when she says that sheds can affect property values in a negative way. But I also think they can increase property values when they are designed and built well.

    I dont think the sheds themselves attract rodents. Its really the things inside that can attract them. So if you have food or water in your shed then you shouldnt be surprised when you open your shed door to a bunch of rats.

    In my opinion sheds are great and they can look absolutely gorgeous when done right. But your HOA board should come up with strict controls so that the shed building and designing doesnt get out of hand. I would also suggest requiring owners to maintain their own sheds by a certain standard (keep them clean, no chipping paints, no deformities, etc)
