    If you’re incorporated, you likely need a mailing address. That appears on your Articles of Incorporation, I believe. Doesn’t your HOA have a clubhouse or an office that can be used as an address? If you have an HOA management company, they can help out with this. They usually handle mail and other documents, too.

    Try a welcome committee for new owners. Knock on their doors to give them a welcome basket and invite them to a welcome party. Free food and music always seem to work for us.

    Thank you for all your responses and help! I will check how many homes have been sold. If we’re at 90%, then maybe we can just take control of the board. I’ll start there. Then I move on to other routes if nothing else works. THANKS AGAIN!!!

    That’s the thing. I don’t even know what our declaration looks like! They haven’t handed us a copy even though they’ve said they would.

    I live in Florida. Not sure about how many homes have been sold as it’s a pretty big development and I can’t say for sure. I’ve tried asking the developer but haven’t gotten a response. They don’t hold meetings regularly. And when they do, they shut us out. Is that legal?

    The pandemic is NOT “largely behind us,” as you claim. There are still people struggling with it, and you have no idea what kind of health issues your fellow board members (and their families) are facing. It’s selfish to push for physical meetings when you don’t know the whole story. If you manage to get things done during virtual meetings anyway, then I don’t see why you NEED to meet physically.

    Showing ID seems excessive. Shouldn’t your HOA have a master list of residents? They can just base the right of amenity use from there.

    Yes, but since we are over 100% funded, we were thinking the overage could just go towards a contingency fund.

    Nothing in our by-laws say anything about overfunding. I do agree that Surfside was a tragic circumstance but we are not a condominium and thus have fewer buildings to maintain overall.

    Thank you for your response, nychrisjohn! I also think it’s a good idea to keep funding it regardless of overfunding but some other people seem to think that it’s passive money that can be better used elsewhere. A new tennis court, better landscaping, and new signage have all been suggested thus far.

    Yep you typically need a 67% majority to approve a covenant change like that – and it IS a covenant change, not just a rule change, there’s a diffrence. also worth exploring whether or not youd be grandfathered in or not – be ready to lawyer up if your hoa challenges you on that

    Did the board say why theyre raising dues by 200? Should be a budget presentation of some sort
